The Dresden Planning Commission will meet Thursday, June 27 to discuss the approval of a rezoning request on 203 Pikeview Street and it will likely approve the request per the staff planner’s approval for a convenience store and gas station owned by Rada111 Inc.

A request was made to rezone the property from R-2 (Medium Density Residential) to B-2 (General Business). 

The property is approximately 27,000 square feet in size and a new convenience store with gas pumps has been proposed for the location.  A gas station was previously located on the property.  The property is not located in a designated flood hazard area.

Donny Bunton, Community Planner for Northwest Tennessee Development District (NWTDD) supported the approval via his analysis:

  • The proposal would appear to create a natural extension of the adjacent B-2 zoning district (which is located immediately to the property’s north).
  • The proposed rezoning would agree with the adopted future land use map, which designates the property for commercial development.
  • Since the property had long been used for a non-conforming commercial activity (gas station), the proposed rezoning would bring the property’s use into zoning conformity.
  • The property is located on an arterial status street (per the adopted Major Road Plan) which is suitable to accommodate commercial levels of traffic.

“The only potential concern for the proposal is that there are two existing residences which border the eastern boundary of the subject property.  However, along that boundary, there appears to be a substantial amount of existing vegetation and a large ditch which would serve as a natural buffer between the commercial and residential land uses.  Also, it should be considered that these residential uses co-existed with the previously operated gas station for a period of, at-least, several decades,” Bunton explained.

Bunton recommended approval of the rezoning request, given the close proximity of the subject property to an existing B-3 zoning district and its commercial designation per the adopted future land use map.

The board will meet on the 27 and will likely approve the request made on Bunton’s recommendation.
